-Represented developer in all transactional aspects of a build-to-suit, net-leased, adaptive reuse of a portion of Manchester, New Hampshire's historic mill yard, which is now a major New England tech hub. The project centered around a build-to-suit, 1,700-space parking garage on a former surface parking lot and rehab/re-purposing of the historic mill building into administrative offices for Southern New Hampshire University. The project entailed closing an $8mm purchase of the land and mill building, closing a $60mm construction loan with a prominent credit-tenant lender, and creating an air parcel, all in time for construction starts at the beginning of the spring thaw, thus optimizing the construction timeline. 

-Currently representing developer in a public-private partnership with the City of Kannapolis, North Carolina for multi-phased, mixed use and adaptive reuse development in the city's historic mill downtown, where the site of the former Canon Mills textile manufacturing center is now a thriving tech hub. This representation includes representing developer in the purchase of the various parcels of land from city, negotiating and documenting all commercial leases, and  negotiating and documenting various financing vehicles over the various project components, including a $55mm opportunity zone equity vehicle/joint venture with a global investment banking firm. 

-Currently representing developer in two similar, public-private downtown redevelopment projects in the Charlotte MSA, including adaptive reuse of historic mill utilizing historic tax credit financing.  


-Represented purchaser, Broward County-based Vital Pharmaceuticals, Inc., maker of Bang Energy Drinks and emergent beverage company in purchase of multi-phase industrial development in Broward County, Florida totaling $110mm.  


-Ongoing representation of several clients with single tenant net lease portfolios involving various types of credit-rated tenants, usually traded in 1031 exchange transactions

-Represented equity real estate investor in its side of the acquisition, ownership and development entity for several diverse assets, including a boutique office building in a Florida urban core, a net-leased, mission critical aerospace facility in Alabama and a three-state portfolio of development sites for a growing experiential retail concept.
