-Represented developer in all transactional aspects of a build-to-suit, net-leased, adaptive reuse of a portion of Manchester, New Hampshire's historic mill yard, which is now a major New England tech hub. The project centered around a build-to-suit, 1,700-space parking garage on a former surface parking lot and rehab/re-purposing of the historic mill building into administrative offices for Southern New Hampshire University. The project entailed closing an $8mm purchase of the land and mill building, closing a $60mm construction loan with a prominent credit-tenant lender, and creating an air parcel, all in time for construction starts at the beginning of the spring thaw, thus optimizing the construction timeline. 

-Represented developer in public-private partnership with a city in the Charlotte MSA, including purchase of land from city and placement of a $60mm opportunity zone financing vehicle for development of mixed-use, redevelopment project in the city's historic downtown. Later guided developer through a mid-construction refinancing of the original OZ vehicle with a complex financing vehicle entailing debt and QOZ fund equity from a global investment banking firm. 

 

-Represented purchaser-corporation in purchase of multi-phase industrial development in Broward County, Florida, including closing separate acquisitions of $35mm and $40mm, financed with a $75mm loan facility. 

 

-Represented several clients with single tenant net lease portfolios ranging from one to as many as eighty-five properties.

-Represented equity real estate investor in its side of the acquisition, ownership and development entity for several diverse assets, including a boutique office building in a Florida urban core, a net-leased, mission critical aerospace facility in Alabama and a three-state portfolio of development sites for a growing experiential retail concept.
